Isle of Man Planning Guidelines for Garden Rooms & Outbuildings

Under the Isle of Man Town and Country Planning (Permitted Development) Order 2025, certain garden structures can be built without planning permission, subject to strict conditions.

Permitted without planning permission (Class 15):
• Maximum cumulative ground area of 15m²
• Maximum height of 2.8 metres above ground level
• Minimum distance of 1 metre from the house or boundary
• Must not cover more than 50% of the rear garden
• Must not be within 9 metres of overhead power lines or 9.1 metres of a designated watercourse
• No verandas, balconies or raised platforms above 0.3 metres
• Additional restrictions apply in conservation or protected areas

For structures over 15m² (up to our maximum of 35m²), planning permission is generally required. We manage the full application process where needed and provide clear guidance during your survey.

Garden Room Pricing (Excluding VAT)

Our pricing reflects premium materials, expert construction and Isle of Man logistics. Each garden room includes a fully constructed timber frame, composite slatted cladding (colour of your choice), fibreglass roof, 50mm insulation to walls and ceiling, first-fix electrics (cabling for lighting and sockets), plastered and painted interior, and aluminium bi-fold doors.

Interior upgrades such as specialist lighting, flooring, media installations or fitted furniture are available as optional extras.

Small — 9–11m²: from £19,999
Ideal for a home office, reading room or compact gym.

Medium — 12–16m²: from £28,999
Perfect for a relaxation space, media room or flexible workspace.

Large — 30–35m²: from £47,500
Designed for entertainment areas, larger gyms or multi-use spaces.

Custom sizes are priced individually following survey. Groundworks are quoted separately based on site conditions.

A £30 survey (refundable if you proceed) provides a tailored quotation and planning guidance.

Composite Decking Installation

Upgrade your outdoor space with professionally installed premium composite decking supplied by Artificial Spaces. Designed for durability and year-round use in Isle of Man conditions, our decking is low maintenance, anti-slip and built to last.

Standard installation is £200 per m², including materials and labour.
Groundworks, if required, are quoted separately.

Available in Grey, Charcoal, Teak and Brown to complement your garden room or existing landscaping.
